View source for The Essentials of Commercial Radon Mitigation for St. Louis Properties

When you manage or own a commercial building or multifamily property in St. Louis, radon is not something you can afford to ignore. The city sits within EPA radon zones that can produce elevated indoor levels, and the stakes go beyond tenant health. Lenders, HUD testing requirements, and real estate transactions now routinely demand proof of acceptable radon levels. I have spent years working in this field, and I have seen too many property owners scramble at the last minute because they did not plan for radon testing and mitigation early enough.

The difference between a quick fix in a single-family home and a proper commercial radon mitigation project comes down to scale, system design, and compliance. A typical house might get a sub-slab depressurization system with one radon fan, and that is often enough. But when you are dealing with a multifamily property or a large commercial building, you have to think about soil suction points, ventilation system interactions, and multiple radon entry routes. The approach has to be engineered, not guessed.

I have walked through dozens of St. Louis commercial buildings where the radon issue was made worse by the existing HVAC. A ventilation system that is not balanced can actually pull soil gases inside. That is where a radon contractor with real experience becomes invaluable. You need someone who understands building science, not just someone who can install a radon mitigation system from a catalog.

Why Commercial Radon Mitigation Is Different

The phrase commercial radon mitigation covers a range of strategies, but the underlying principle is always the same: stop the soil gas from entering the occupied space, or remove it before it accumulates. In a small building, passive mitigation might work. You install a radon barrier, seal cracks, and rely on natural stack effect to vent the gas. But passive mitigation has limits. In colder climates or tight buildings, it often does not reduce levels enough.

Active mitigation, which uses a radon fan to create negative pressure under the slab, is more reliable. For a commercial building, you might need multiple suction points connected to a single fan, or multiple fans for different zones. I have seen projects where a single fan could handle the entire slab, but only after a careful soil suction test. Every slab is different. The soil composition, the moisture level, and the building footprint all affect how the system performs.

One of the most common mistakes I see is treating commercial radon mitigation like a residential job. A radon detector placed in a hallway might show a low number, but that does not mean the tenant spaces are safe. Continuous radon monitors are better for commercial settings because they log hourly readings over days or weeks. A single short-term test can miss peak levels that occur at night when the HVAC cycles down.

HUD Testing and Lender Requirements

If you are involved in a real estate transaction that includes HUD financing, radon testing is not optional. HUD testing requires specific protocols, including closed-building conditions and certified measurement devices. I have worked with properties where the sale nearly fell through because the radon test was done improperly. The buyer demanded retesting, and the closing was delayed by weeks.

Lender testing has become more common even outside HUD programs. Many conventional lenders now require radon testing for multifamily properties in EPA radon zone 1 counties, which includes much of St. Louis. They want to see that the radon levels are below the EPA action level of 4 picocuries per liter. If levels are above that, they may require a mitigation plan before closing. That is where having a qualified radon contractor on your team early can save you stress and money.

In my experience, the best time to test is before you list the property or start the loan application. That gives you time to design and install a mitigation system if needed, without the pressure of a closing date. Waiting until the buyer demands testing almost always leads to delays and higher costs.

Designing a Radon Mitigation System for Multifamily and Commercial Buildings

A good commercial radon mitigation system starts with a thorough inspection. I look at the foundation type, the slab condition, the sump pits, and the crawlspace. Crawlspace mitigation requires a different approach than slab-on-grade. You might need to seal the crawlspace floor with a heavy radon barrier and then vent the space with a fan. In some older St. Louis buildings, the crawlspace is a dirt floor with no vapor barrier. That is a major radon entry point.

For slab-on-grade buildings, sub-slab depressurization is the standard. You drill a hole through the slab, create a suction pit in the gravel below, and run a pipe to a fan that exhausts above the roof line. The key is to pull enough soil suction to create a low-pressure zone under the entire slab. If the building has multiple slabs separated by expansion joints, you may need a separate system for each section.

Soil suction tests are worth doing before you install anything. You drill a small test hole, install a temporary suction point, and measure how far the vacuum extends. That tells you how many suction points you need and where to place them. I have saved clients thousands of dollars by finding that one well-placed suction point could cover the whole slab, avoiding the cost of a multi-point system.

The radon fan itself needs to be sized correctly. A fan that is too small will not pull enough suction, and a fan that is too large can create noise issues or even pull moisture from the soil. For commercial applications, I usually recommend a fan that is rated for continuous operation and has a warranty that matches the building's expected lifespan. Quality matters because replacing a fan on a commercial roof is not cheap.

Real World Examples from St. Louis

I recall a multifamily property in south St. Louis where the initial radon tests showed levels around 8 pCi/L in several units. The building had a full basement with a sump pump. We installed a sub-slab depressurization system with a single fan tied into the sump pit. After mitigation, all units tested below 2 pCi/L. The owner was able to close on the refinance without any issues. That is the kind of outcome that makes commercial radon mitigation worth the investment.

Another project involved a commercial building with a large crawlspace. The crawlspace had no radon barrier, and the soil was damp. We installed a heavy-duty radon barrier over the entire crawlspace floor, sealed the perimeter, and ran two suction pipes to a single fan. The fan ran continuously, and the post-mitigation tests showed levels well below the action level. The building owner later told me that the tenants reported fewer respiratory issues, though that is anecdotal. The science supports that lower radon levels reduce lung cancer risk, and that alone is reason enough to act.

Air Sense Environmental has handled many of these projects in the St. Louis area, and their approach reflects the realities of commercial work. They do not treat every building the same. They test, they design, and they verify the system works. That is the standard that commercial radon mitigation demands.

Passive vs. Active: Which One for Your Building?

Passive mitigation is less expensive upfront, but it is also less reliable. It relies on natural convection to move radon out of the building. In a warm climate, that might work. In St. Louis, with its cold winters, the stack effect can reverse and pull radon in instead of out. I have seen passive systems that worked fine in summer but failed during the heating season.

Active mitigation gives you control. You are mechanically pulling the soil gas out, regardless of weather. The upfront cost is higher because of the fan and the electrical work, but the reliability is worth it for most commercial and multifamily properties. If you are dealing with a lender testing requirement, they will almost certainly want active mitigation if levels are high.

There are also hybrid systems that use passive venting with a fan that activates only when the radon level rises. Those can save energy, but they add complexity. I prefer a simple, continuously operating active system for commercial buildings because it leaves less to chance.

Final Thoughts on Commercial Radon Mitigation

Every building is different, and the right solution depends on the foundation, the soil, the climate, and the occupancy. But one thing is consistent: ignoring radon is not an option if you are buying, selling, or managing a commercial property in St. Louis. The testing standards, the lender requirements, and the health risks all point to the same conclusion. You need a professional assessment and a properly designed system.

If you are starting a project, get a radon test from a certified professional. Use continuous radon monitors to get a real picture of the levels. Then work with a radon contractor who has experience with commercial buildings, not just houses. The phrase commercial radon mitigation gets thrown around a lot, but the real work is in the details. Soil suction, fan sizing, barrier placement, and post-mitigation verification all matter. Get those right, and your building will be safe, compliant, and ready for whatever the transaction requires.
